Before any product touches your floor, we identify your finish type — polyurethane, oil, wax, aluminum oxide, or water-based — using a simple field test. This determines every subsequent product and technique choice.

We use a microfiber flat mop and low-suction HEPA vacuum to remove grit and particles first. Skipping this step grinds abrasive debris into the finish during wet cleaning.

pH-neutral deep clean
We apply a finish-specific, pH-neutral cleaner at the correct dilution with a near-dry microfiber mop. No pooling water, no steam, no soaking — just the moisture level the floor can safely handle.

Spot & scuff treatment
Heel marks, pet stains, and high-traffic scuffs are treated individually using targeted solutions safe for your finish. We never use abrasive pads that scratch the surface.

Common mistakes
What we never use — and why
Most hardwood floor damage comes from well-intentioned but wrong products. Here's what we avoid in your home.
Steam mops
Steam drives heat and moisture into wood seams. Even short exposure causes swelling and long-term gap formation between planks.
Vinegar-based cleaners
A pH of 2–3 attacks polyurethane at a molecular level. The damage is invisible at first but cumulative — finish becomes hazy and starts to peel.
Wet string mops
Traditional wet mops deposit excess water that sits in the seams and soaks into the subfloor, leading to cupping, warping, and mold over time.
All-purpose sprays
Products labeled "safe for all floors" are formulated for tile and laminate. They leave a residue film on wood that builds with every use and dulls the finish.
Abrasive scrubbers
Scratches in a wood finish are like scratches on glass — they scatter light and create a dull, worn appearance that gets worse each time.
Ammonia or bleach
These strip wood's natural oils, bleach the grain unevenly, and disintegrate finish coatings. Never appropriate for any wood surface regardless of how dirty it is.
